What we look for when we buy your land

We LOVE Land

We buy land throughout the USA, but our main area of land purchases have been n North and Central Florida. This includes the following Counties: Putnam, Alachua, Flagler, Clay, Marion, Citrus, Levy, Dixie, Lafayette, Union, Bradford, Baker, Columbia, Suwannee, Lake, Volusia and Flagler. 


Land has many uses.  We prefer to buy land that is already zoned AG or R-2, but we will buy land not in those zones so long as the County is amenable to changing the zoning. Each county differs in zoning, so we are more than happy to discuss the zoning of your property with you. We will also call the zoning and building departments for the county we are purchasing in, as zoning changes may not match the county website and are frequently out-of-date. 


Unlike a single family home, land has many uses so we take that use into consideration when we make our offer. Land that is "platted" which means it is typically in a pre-existing subdivision will be priced based on our price for that subdivision. Rural counties have subdivisions that were never built. In those cases, we talk to the county about whether they have removed the zoning from the defunct subdivision so the land is more amenable to different uses. In all cases, we are looking at the highest and best use of the land.


In some circumstances the land has been left to you from an estate. We will look at the deed to confirm that it was deeded correctly and may need to follow up with you about the deed. In those cases, we typically leave it to the title company because they employ lawyers specifically fix the deed. That cost is a cost we pay. If you sold your land with a realtor, that is a cost you would be responsible for as part of the closing. We try our best to make your life easy. Selling property doesn't have to be a headache.


We will even look up your property information for you if you don't have your parcel identification number. If you provide either the address for the property OR your full name and mailing address on file with the County your property is in, we can find your property and provide you our offer. No need to search your old files trying to find your information. We try our best to make your life as easy as possible.
